When you finally open your walk-in freezer, the smell hits you. $15,000 worth of steaks, seafood, and produce is ruined. It is a total loss.

You file a claim with your Business Owner’s Policy (BOP). The adjuster asks: "Did the storm damage your building?" You say no, just the power lines down the street. He says: "Claim Denied."


The Gap: Utility Services Exclusion

Standard commercial property insurance covers your inventory against fire, theft, or vandalism. It typically does NOT cover loss caused by an off-premises power failure.

Unless the lightning struck your building and blew up the fridge physically, the rotting food is considered a "utility issue," not a property damage claim.


The Fix: Spoilage Coverage Endorsement

To protect your inventory, you must add a specific rider called "Spoilage Coverage" (CP 04 40).

This endorsement pays for the replacement cost of perishable stock (food, flowers, medicine) lost due to:

  • Power Outage: Even if the transformer blew up 5 miles away (make sure "Utility Services" is selected).
  • Mechanical Breakdown: If the compressor in your fridge suffers a sudden and accidental failure (Note: simple "wear and tear" or old age is usually excluded).
  • Contamination: If a refrigerant leak poisons the food.

Check Your Limit (Don't Lowball It)

Many agents throw in a default $5,000 limit. For a steakhouse or a high-end sushi bar, $5,000 covers maybe one shelf.

📝 Calculating Your Risk

Do a quick audit next time your freezer is full. If you have $20,000 of inventory on a Friday night, your coverage limit must be at least $20,000.

The difference in premium between $5,000 and $25,000 coverage is typically very small (often less than $150 a year). It is a no-brainer upgrade.
